Commercial painting is a scheduling and accountability business as much as a painting business. You have customers, tenants, or staff in the space, hours the work can't intrude on, and a property that has to look professional the whole way through. We paint offices, retail spaces, restaurants, and multi-unit and HOA properties across the northwest suburbs, working nights, weekends, or in phases — whatever keeps your operation running. Level Best is owner-run in the way that matters to a property manager: Josh, a working contractor, personally runs the crews, and Tim runs the business side, so questions get answered by an owner within 24 hours instead of dying in a franchise's voicemail tree. Tim and Josh come out of years of managing trades on their own renovation projects, which means they run jobs the way facility managers wish every contractor did: agreed schedule, clean site, no surprises. Registered Illinois business, insured and bonded, with documentation ready for your files.
Scheduling around your operations
The paint is rarely the hard part — the disruption is. We plan the work around how your space runs: after-hours and weekend work for offices, storefronts, and restaurants; phased scheduling by unit, building, or wing for multifamily and HOA properties; and sequencing that keeps occupied areas usable and safe. You get the schedule in writing before we start, and because the owners run the jobs, the schedule holds. If something has to move, you hear it from us first — not from your tenants.
Offices, retail, and property managers
For office and retail work, the finish is part of your brand — scuffed corners and dingy walls read as neglect to every customer who walks in. We deliver durable, scrubbable commercial finishes in high-traffic areas, crisp color matching to your brand standards, and minimal downtime. For property managers and HOA boards, we bring the things you actually need from a painting vendor: certificates of insurance on request, consistent finishes across every unit and building, exact matches to approved color schemes, and one accountable point of contact who returns calls within 24 hours.
Winter interiors, summer exteriors
The Midwest calendar works in commercial clients' favor. Exterior building work — siding, trim, railings, monument signs — runs May through October and books by early spring. Interior commercial work runs all year, and the November-April stretch is the smart window for office repaints, tenant turnovers, and common-area refreshes: our scheduling is most flexible then, and slow retail seasons make after-hours work even easier. Property managers who plan their paint cycles around that rhythm get better dates and smoother projects.
Clean, safe, and accountable jobsites
Commercial sites carry real liability, and we run ours accordingly: contained work areas, protected floors and fixtures, daily cleanup, and clear communication with your staff or tenants about what's happening and when. We're a registered Illinois business, insured and bonded, and we'll provide the documentation your company or association requires before work begins. When the owners run the crews, the jobsite standard isn't aspirational — it's supervised.

Commercial Painting — questions we hear
Can you work nights and weekends so we don't close?+
Yes — that's standard for our commercial work. Offices, retail, and restaurants usually get painted when they're empty, and multifamily work gets phased so buildings stay livable. We'll agree on hours and access up front and stick to them.
Do you work with property managers and HOAs?+
We do, and we're built for it: exact matching of approved colors, consistent finishes across every unit, written schedules, certificates of insurance for your records, and one owner-level contact who returns every call within 24 hours. Multi-building projects get phased so residents always know what's next.
Are you insured for commercial work?+
Yes — Level Best Painting is a registered Illinois business, insured and bonded, and we'll provide the certificates and documentation your files require before work begins. Just tell us what your company or board needs.
How far ahead should we plan a commercial exterior project?+
Exterior work runs May through October in northern Illinois and the calendar fills by early spring, so budget-season planning in winter is ideal — get estimates in January or February and lock dates by March. Interior projects are far more flexible and are actually easiest to schedule November through April.
